Local Overview
Getting to know Kaysville.
Kaysville was the first city incorporated in Davis County, in 1868, and its historic Main Street area still anchors the community. Neighborhoods range from established streets near downtown to east-side homes toward Fruit Heights and the foothills.
The USU Botanical Center is a local favorite, with gardens, ponds and walking trails open to the public. Kaysville sits between Layton and Farmington, so shopping, FrontRunner and freeway access are close in either direction.
Neighborhoods
Established homes near historic Main Street, larger lots and newer homes on the east side toward Fruit Heights, and neighborhoods west of I-15.
Lifestyle
Main Street shops and restaurants, community events, parks and the USU Botanical Center make Kaysville feel close-knit.
Schools
Kaysville is served by Davis School District. Always confirm school boundaries for a specific address.
Commute
I-15 and US-89 both run through Kaysville. The nearest FrontRunner stations are in Layton to the north and Farmington to the south.
Outdoor recreation
Walk the ponds and trails at the USU Botanical Center, hike the foothill trails above the east bench, or head to nearby Adams Canyon in Layton.
School assignments, commute times and amenities change. Please verify details for any specific property with the school district, city or listing.
Healthy Home Notes
Healthy home notes for Kaysville homes.
As a Certified Conscious Healthy Home (CCH) Realtor®, Alisha helps buyers notice conditions worth a closer look. Here's what to keep in mind when touring homes in Kaysville.
Radon: test every home
Radon is a naturally occurring gas from soil and rock, and you can't see or smell it. Utah DEQ recommends testing every home, and reports that about one in three Utah homes tests above the EPA action level of 4 pCi/L.
Davis County Health Department offers free seasonal radon testing for county residents, November through March (details). During a purchase, a certified radon tester can be scheduled within due diligence.
Moisture & mold
Kaysville has a mix of older homes near Main Street and newer builds on the east side. In older homes look at foundations and basements, and in any home check grading, window wells and how irrigation and snowmelt drain.
Worth a closer look: basements and crawlspaces, window wells, grading and gutters, bathroom ventilation, and any history of leaks or water damage on the seller disclosure.
Air quality: inversions & smoke
Wasatch Front winters bring temperature inversions that trap fine particulate pollution (PM2.5) near the valley floor, and summer wildfire smoke can affect air quality too.
Good questions to ask: how the HVAC is maintained, what filtration it can handle, and how the home is ventilated. Daily conditions are posted at air.utah.gov.
Every buyer Alisha represents receives a complimentary mold inspection during due diligence from Cody Hidalgo, InterNACHI Certified Mold Inspector, and Frankie, his certified mold detection dog.
Educational information only, not medical, legal or inspection advice. Testing and inspections are performed by licensed professionals and do not replace a general home inspection.
