Local Overview

Getting to know Ogden.

Ogden is the county seat of Weber County and one of Northern Utah's most storied cities. Its railroad history still shows in Union Station and along Historic 25th Street, where restored buildings now hold restaurants, shops, galleries and the city's farmers market.

Ogden sits right at the foot of the Wasatch, so trailheads, canyon drives and ski days are close to home. It's also home to Weber State University, and its housing ranges from historic homes near downtown to view properties on the East Bench.

Neighborhoods

Character homes in the historic districts near downtown and East Central, established streets in the North End and West Ogden, and foothill views on the East Bench and in Shadow Valley.

Lifestyle

Historic 25th Street dining and events, Union Station's museums, the Ogden Amphitheater and a growing outdoor-industry scene downtown.

Schools

Most Ogden addresses are served by Ogden School District; the rest of Weber County is served by Weber School District. Always confirm boundaries for a specific address.

Commute

FrontRunner commuter rail starts at Ogden Central station and runs south through Davis County to Salt Lake City and Provo. I-15 and US-89 are the main drive routes.

Outdoor recreation

The paved Ogden River Parkway links parks and the Ogden Botanical Gardens, the Bonneville Shoreline Trail climbs the foothills, and Ogden Canyon leads to Pineview Reservoir and the Ogden Valley ski resorts: Snowbasin, Powder Mountain and Nordic Valley.

School assignments, commute times and amenities change. Please verify details for any specific property with the school district, city or listing.

Healthy Home Notes

Healthy home notes for Ogden homes.

As a Certified Conscious Healthy Home (CCH) Realtor®, Alisha helps buyers notice conditions worth a closer look. Here's what to keep in mind when touring homes in Ogden.

Radon: test every home

Radon is a naturally occurring gas from soil and rock, and you can't see or smell it. Utah DEQ recommends testing every home, and reports that about one in three Utah homes tests above the EPA action level of 4 pCi/L.

Weber-Morgan Health Department lends digital radon monitors to Weber County residents at no cost (details). During a purchase, a certified radon tester can be scheduled within due diligence.

Moisture & mold

Ogden has many historic homes. Older foundations, basements, plumbing and roof drainage can let moisture in over the decades, which is why a careful look at older homes pays off.

Worth a closer look: basements and crawlspaces, window wells, grading and gutters, bathroom ventilation, and any history of leaks or water damage on the seller disclosure.

Air quality: inversions & smoke

Wasatch Front winters bring temperature inversions that trap fine particulate pollution (PM2.5) near the valley floor, and summer wildfire smoke can affect air quality too.

Good questions to ask: how the HVAC is maintained, what filtration it can handle, and how the home is ventilated. Daily conditions are posted at air.utah.gov.

Every buyer Alisha represents receives a complimentary mold inspection during due diligence from Cody Hidalgo, InterNACHI Certified Mold Inspector, and Frankie, his certified mold detection dog.

Educational information only, not medical, legal or inspection advice. Testing and inspections are performed by licensed professionals and do not replace a general home inspection.
