Why Northern Utah

Room to breathe along the Wasatch Front.

Davis and Weber Counties sit along the northern Wasatch Front, between the Wasatch Mountains and the Great Salt Lake. Communities range from historic Ogden, a former railroad hub, to the suburban cities of Davis County and the east-bench neighborhoods above them.

Many people relocating here want access to Salt Lake City and the airport without living in the center of it, plus trails, ski resorts and four distinct seasons close to home.

Before you move, Alisha can help you

  • Compare cities and neighborhoods by commute, lot size and lifestyle
  • Understand school district boundaries (Davis, Ogden and Weber School Districts)
  • Plan around winter driving, inversion season and your move date
  • Set up listing alerts so you can act quickly when the right home appears
  • Coordinate inspections, radon testing and a complimentary mold inspection during due diligence

Getting Around & Getting Outside

The essentials, at a glance.

Transit

FrontRunner commuter rail runs from Ogden Central through Davis County to Salt Lake City and Provo, with stations in Ogden, Roy, Clearfield, Layton, Farmington and Woods Cross.

Highways & airport

I-15 is the main north-south route, with US-89 along the east bench and the Legacy Parkway in south Davis County. Salt Lake City International Airport serves the region.

Schools

Davis School District serves Davis County. In Weber County, Ogden School District serves Ogden and Weber School District serves the rest of the county.

Recreation

The Bonneville Shoreline Trail follows the foothills, Antelope Island State Park sits in the Great Salt Lake, and Ogden Valley is home to Snowbasin, Powder Mountain and Nordic Valley.

Seasons

Expect hot, dry summers, snowy winters and lake-effect snow at times. Winter inversions can bring hazy days on the valley floor, so check air quality at air.utah.gov.

Communities

Explore the area guides below for neighborhoods, lifestyle and commute notes in each city.

Healthy Home Notes

Healthy home notes for newcomers.

If you're new to Utah, a few local conditions are worth understanding before you buy. Alisha's CCH training helps you ask the right questions.

Radon testing

Utah DEQ recommends testing every home for radon, a naturally occurring soil gas, and reports that about one in three Utah homes tests above the EPA action level of 4 pCi/L. A certified tester can be scheduled during due diligence.

Moisture & mold

Older homes and finished basements deserve a careful look at foundations, window wells, grading, plumbing and past water damage. Buyers Alisha represents receive a complimentary mold inspection during due diligence.

Indoor air quality

Winter inversions on the Wasatch Front trap fine particulate pollution near the valley floor, and wildfire smoke can affect summer air. HVAC filtration and ventilation are worth asking about. Daily conditions: air.utah.gov.

Every buyer Alisha represents receives a complimentary mold inspection during due diligence from Cody Hidalgo, InterNACHI Certified Mold Inspector, and Frankie, his certified mold detection dog.
